- Bachelor’s degree in Real Estate and/or professional qualifications in related areas or equivalent practical experience.
- 10 years of commercial experience in India transactions- leasing, purchasing, build-2-suit and development; real estate planning and financial modeling.
- Experience negotiating with multiple stakeholders, including preparation, review and negotiation of financial analysis of potential deal structures.
Preferred qualifications:
- Experience in devising business strategies, developing new concepts to solve for a continuously changing business environment. Forecast and budget accurately, review against agreed plans and prioritise where appropriate.
- Experience in working across India and/or with geographically-diverse teams.
- Ability to manage and collaborate with cross-functional teams to deliver targets and strategy.
- Excellent leadership skills, ability to set clear objectives for the various delivery teams while motivating the team to deliver against the challenges in an ethical manner.
- Demonstrate ability to manage across a regional base both direct and indirect team members to deliver a real estate business plan.
About the job
You will oversee all real estate transactions and strategy for the region on behalf of Google.
You will be in charge of all aspects of strategy and transactions including: developing the real estate strategy addressing risk, resilience and cost; amending the strategy to fit a dynamic and thriving business culture; sourcing and recognizing real estate opportunities while monitoring market conditions; understanding technical requirements of partner teams; creating traditional and innovative solutions to meet design and business objectives; negotiating and executing the transactions at scale and volume on the strategic plan; delivering all transactions whether build, purchase or lease; and being the point of accountability.
You will assemble and lead a team of in-house subject matter experts from Legal, Finance, Tax and, if necessary, SMEs from the REWS Real Estate Development and/or Purchase team to deliver each project.
You will ensure that transactions are performed according to the agreed financial metrics and related agreements.
You will engage, lead and interact with Google representatives, Tax, Treasury, HR and other REWS team members associated with real estate strategy. In addition, the role will require interaction with real estate and construction professionals in order to deliver successful solutions.
You must have the skills to motivate the team to identify problems with the strategy and transactions that can negatively affect Google and REWS. As Director, you will advocate and be accountable for the financial viability of all deals, modifying contracts, delivering positive impact for REWS and minimize future financial and legal liabilities.

Responsibilities
- Develop the real estate strategy addressing risk, resilience and cost. Be responsible for developing a pipeline of real estate strategy to meet the needs of the business and negotiate directly with landlords, developers and property owners for the best economic and business outcomes.
- Manage real estate transactions and opportunities for leases, purchases, developments, expansions and subleases for Google’s regional portfolio that serve the corporate strategy and work within budget.
- Evaluate lease and purchase contracts, propose changes, and negotiate deals. Be responsible for the quality of leases, purchases and development transactions; operate as a trusted advisor to the business driving operational and financial benefits for Google.
- Manage complex relationships across Google and 3rd party organisations, ensuring Google’s real estate needs are met.
- Collaborate and inspire all cross-functional teams to take a positive one team approach.
